Specification

From receipt of confirmation of order the turn around time for manufacture and delivery of kit is four weeks. All necessary drawings, relating to the timber frame kit, will be supplied for Building Control submission. Delivery and erection of each house to suit your schedule with 10 working days notice required. The following is an example of a standard specification.


Structural Kit Only
  • 145 x 45mm pressure treated C16 grade studs top and bottom rails, factory assembled. A timber spacing to be as per engineers certificate. Timber lintols made of 3 no 220 x 45mm C24 grade timbers securely spiked together or parallam beam as per engineers certificate.
  • 9mm OSB BBA boarding factory fitted to panels and nailed as per engineers specification.
  • Protect TF200 vapour permeable membrane breather paper, factory fitted to external wall panels with stainless steel staples.
  • Fire stops supplied loose 50 x 38mm tanalised
  • All ceiling and floor dwangs supplied cut to size.
  • Holding down straps as per engineers' specification.
  • Internal partitions (non load bearing) 95 x 45mm or 70 x 45mm C16 kiln dried and treated at 600 centres.
  • Internal partitions (load bearing) 145 x 45mm or as engineers specification.
  • Ground floor and first floor joists 220mm x 45mm C24 grade at 600 centres or as specified by Engineer.
  • Wall plate and head binder supplied loose 145 x 45mm Pressure treated C16.
  • Structural Steel Beams as per Engineers specification if required.
  • All DPC to be supplied 4", 6" and 9".

Roofing Construction

  • Truss rafters to BS 5268 part 3 as per specialist roof drawings in conjunction with our engineer.
  • Truss clips for site fixing to headbinder/wall plate.
  • Girder truss shoes for site fixing.
  • 9mm OSB boarding with 10mm x 38mm tanalised counter baton and 25mm x 38mm tile baton.
  • 22 x 100 mm pressure treated truss bracing in full lengths for site fixing.
  • Daltex Roofshield roof lining underlay depending on roof covering
  • Fascia boards and barge boards to be 18mm plywood or redwood.
  • Soffits to be 9mm wbp plywood.
  • Continuous soffit strip vents if required.
  • Design certificate from specialist roof Truss Manufacturer

Roughing Materials: if Required

  • V313 22mm flooring to ground floor and first floor joists.
  • Plasterboard to all ceilings and external walls 12.5 duplex tapered edge.
  • Plasterboard to all internal stud partitions 12.5 mm tapered edge.
  • Plasterboard in bathroom and shower-room walls to be 12.5 moisture resistant tapered edge.
  • Plasterboard to garage to be fitted with fire-line plasterboard per building control regulations.
  • 150mm Rockwool insulation to external walls.
  • 200mm Rockwool insulation to ground floor.
  • 100mm Rockwool insulation between attic trusses and 150mm overlap.
  • Sound insulation Rockwool batts to be provided in shower-room and bathroom internal walls.
  • 1 roll of Netlawn.
  • All Nails and screws supplied

Finishing Materials: if Required
Internal and external doors: to include door frame, stops 12mm x 70mm, facings 70mm x 20mm and ironmongery.

  • 4 Number: 15 panel internal glazed doors: Vestibule to Hall, hall to kitchen, hall to dining and dining to Living room.
  • 11 Number: Colonial style six panel doors with brass or chrome hurling loose pin hinges, handles and latches to all remaining adjoining rooms and cupboards 1 Number Fire door from Garage to Utility
  • External Doors from SweDoor standard Range. Double Front Door in Georgian Style or similar. Rear entrance door: Eaton or similar. One single Garage Door from Catnic range with brochure value of £700
  • Three sets of sliding mirror wardrobe doors in a choice of white, silver or bronze. Clothes rail and shelf for each wardrobe
  • Skirtings: 145mm x 18mm redwood mouldings style to be chosen by client from our range.
