SPECIFICATION CONFORMS TO BS 3632 RESIDENTIAL PARK HOME.


Steel Chassis
Constructed from heavy duty hot rolled steel, painted in compliance to Environmental Protection Act 1990 Part 1. High solid modified alkyd tested. The corrosive protection has been tested to 250 hours hot salt spray ASTM B117 and on test panels has been passed on standard requirements.

External Walls
Fully finished with one coat Valtti anti fungal clear coat and two coats Valtti colour to suit

  • 33mm x 120mm Tongue and Groove cladding fixed to 45mm x 20mm straps fixed to

  • Protect TF200 vapour permeable membrane breather paper, factory fitted to external wall panels with stainless steel staples
  • 9mm OSB BBA boarding factory fitted to panels and nailed as per engineers specification.
  • 70mm x 45mm C16 external studs.
  • Timber lintols made of 2 no 220 x 35mm C24 grade timbers securely spiked together or parallam beam as per engineers certificate.

Roof

  • A choice of 15o - 27.5 o pitched roof
  • Trusses to engineers specification ; generally rafters 125mm x 45mm C24 at 600mm centres.
  • Ceiling Ties 95mm x 45mm C16.
  • Re-inforced roofing felt
  • Kingspan TP10 insulation to coombs, glass wool at ceiling level.
  • Lightweight aggregate coated steel tile as standard. Upgrade to shingle or lightweight natural slate priced on request.
  • Roof access provided in all models by way of a trap hatch located in the hallway.

Ceilings
Clad with Duplex tapered edged 12.5mm plasterboard, Ames taped and fully finished with choice of paint colour. Internal ceiling Heights from finished floor to finished ceiling maximum 2741mm.


Electrical Installation
All circuits are wired to 230/250v cycle mains supply to current I.E.E. regulations and to be BS 7671:1992 and incorporating a ring main system to 13amp power points with a separate ring main to lighting circuits. Power distributed through 100amp consumer unit with circuit breakers. Mains powered smoke detectors to BS 5446 with battery backups.

Plumbing
Connections to tanks, boilers and radiators in copper all other piping Hep20 system fully insulated where required. Waste Pipe outlets 40mm and toilets 100mm diameter. AAV 50/100mm uPVC. Branded sanitary wear equipment is used as standard and thermostatic control showers where applicable on plans.

Heating
Domestic boiler as per regulations used as standard to provide both central heating and domestic hot water. Thermostatically controlled radiators are provided for all areas.

Windows
Windows: "H" type, made from Scandinavian Redwood and compliant with "Secure by Design". Fully reversible windows for easy cleaning, child/security safety feature in accordance with BS8213 . Espangolette 3 lever locking system with a choice of brass, chrome, brown or white handles and strip trickle vents for night ventilation.

Double glazed 4/12/4 clear float glass low 'e' argon gas filled units with a 1.8 u value. The 'U' value is an important factor in deciding on the performance of your windows, whether they are 16mm, 20mm or triple glazed the difference of performance is measured in the U Value. All glass below 800mm from finished floor level to be laminated 6mm safety glass to BS 6262 and BS 6206.

French Doors: Made from Scandinavian Redwood with 3 or 5 point locking system
External Doors: 54mm thick Scandinavian Redwood Door with 5 point locking system.

Internal Finishing

  • Internal doors: Colonial style with brass or chrome hurling loose pin hinges, Victorian scroll handles in brass or chrome and latches.
  • 15 panel internal glazed doors to adjoining rooms i.e. from Lounge to Dinning Room where applicable.
  • Wardrobes, where applicable, to be sliding mirror in a choice of white, gold or cherry frame, alternatively colonial style doors.
  • Skirtings: 145mm x 18mm redwood. Moldings to suit from our range
  • Facings: 70mm x 20mm moulding to match skirting.
  • Internal window sills :145mm x 19mm redwood.

The standard price of the timber lodges includes;

  • Three piece suite, there are many options on style and material available including upgrade to leather.
