As a rule of thumb when deciding what size of house you want you need to take the sqm of the house and multipy this by between £800 and £1000 to give you the cost of a full build from foundation to final paintwork.

The full cost will vary depending on what quality of finish you require and could be cheaper if you intend doing a lot of the work yourself. From this figure add the cost of the land - Does the whole build cost justify the cost of a similar house in your area? Does it meet with your budget?
